To complete your rental application, you'll need:

Pet policies vary by property. Some properties allow pets with an additional pet deposit and monthly pet rent, while others are pet-free. When viewing available rentals, look for the pet policy listed on each property. If you have a service animal or emotional support animal, please contact us to discuss accommodations.

Security deposits typically equal one month's rent but may vary by property. The deposit is held during your tenancy and returned after move-out (minus any deductions for damages beyond normal wear and tear). We conduct a move-in inspection with you and a move-out inspection to document the property's condition.

Utility responsibilities vary by property. Some rentals include water/sewer/trash, while others require tenants to pay all utilities. The listing for each property clearly states which utilities are included in rent and which are tenant responsibilities. Typical tenant utilities include electric, gas, internet, and cable.

Most of our properties have 12-month leases, though some offer flexible lease terms. For student housing near UCM, we also offer academic year leases (typically 9-10 months). Short-term leases may be available on a case-by-case basis with an additional monthly fee. Lease terms are specified in each property listing.

Early lease termination is addressed in your lease agreement. In most cases, breaking a lease requires proper notice and may involve fees. However, we understand that life circumstances change. Contact us as soon as possible if you need to discuss early termination options. Military personnel may have additional protections under the Servicemembers Civil Relief Act.
