Rent can be paid online in the tenants portal or in person at the office. We can do this online with a card or ACH. In person we can do money order or check. We prefer to not get cash but will accept it when we absolutely have to. We also encorage payments to be made online with ACH. If using a Debit or Credit card the credit card system will charge and addition 3% which can add up quickly. If you use ACH it only charges $1.95.
Rent is due on the 1st. If not paid by the 5th a call is made to the made. If they can not come in on that day a notice is posted on the door stating the rent is late and you have 5 days to get it current. If it isn't current by the 11th the attorney is notified to begin moving toward eviction. We always like to avoid this of course but usually these steps are enough to make paying rent a high priority. If rent isn't paid by the 5th a $10 per day late fee is charged to your rent.
All maintenance request are done thought your tenant portal. If it is an emergency you will have an emergency number to call. Maintence request that are turned in any other way are not accepted and will not be put in the que for repairs.
We address maintenance issues as they come in. We then priortize them on importance and send out people to get the job done. Our goal is the eliviate all maintenance issues in no more the 5 business days.
You are allowed to hang pictures and curtains up in the house. You are not allowed to paint any portion of the house or make any alterations without approval from Management company. The rule of thumb is any hole bigger then a dime will need to be repaired when you move out.
Usually the security deposit and prorated 1st month rent. If it is after the middle of the month you will be required to pay the prorated rent and the next month rent plus security deposit. If you have a pet you will be required to pay the pet fee also before moving in.
When you lease is coming due about 60 days before that date you will recieve a letter asking if you attend to stay or move. If you elect to move out we will set up a walkthrough for the purpose of determining any repairs that will be needed. A final walk through will also be done when we get the keys to determine the return of security deposit. The only way a lease can be terminated early is if you are moving on military orders and then you will be able to exit once a copy of those orders are provided to management.
We alway do everything in our power to get you as much of your security deposit back as possible. Our goal is to only charge you for carpet cleaning due to the fact we have the carpets cleaned professionally so don't bother renting a carpet cleaner. As long as the property is in the same condition as when you rented it we will get your deposit and expense sheet back to you within thirty days. of your departure.
Pets are on a case by case basis as not all owners allow pets. All of our properties that allow pets are identified as pet friendly in the listing.
This will all be done through the portal as most questions can be answered that way. If you cant answer them in the portal then please give the office a call during office hours and we will be happy to answer any questions you may have.
