Cost will range between 8 and 10%. If you several properties or it is a big apartment complex the cost will very. When we are placing a tenant in the property we charge $350. We don't charge any additional charges as some companies will add a charge to maintenance invoices. We also don't charge for lease renewals.
We use a national back ground system. We do a criminal, eviction, credit, and employment/income verification on every person over 18 years old living at the rental.
We have several contractors who have worked with us over the years and will usually be able to get to a job quickly. If the repair is over $500 we will call you to let you know what is going on and then assist in getting the repair done. If it is less the $500 we will get it taken care of and then let you know what we did to repair the problem. If we are dealing with a big ticket item then we will attempt to get a few estimates so that you are getting the best price on a major repair. We also work well with others so if you have people you like to work with we will identify them and be sure we call them for your properties. Doing this has helped us find some great people to work with.
Rent can be paid online in the tenants portal or in person at the office. We can do this online with a card or ACH. In person we can do money order or check. We prefer to not get cash but will accept it when we absolutly have to.
Rent is due on the 1st. If not paid by the 5th a call is made to the tenant. If they can not come in on that day a notice is posted on the door stating the rent is late and they have 5 days to get it current. If it isn't current by the 11th the attorney is notified to begin moving toward eviction. We always like to avoid this of course but usually these steps are enough to make a tenant realize that paying the rent needs to be high on the list for the budget.
Each owner has a portal that will show all of their properties. Everything that is going on will be put in there so that the owner can access it 24/7. If you have questions we are availble through a phone call or an email to help communicate anything that needs to be communicated.
Vacant properties are placed on this website for people to see. They are also advertised on all of the major websites such as Zillow, Realtor, and Apartment.com. All of our properties recieve HDR photos, 3D walkthrough, and a video walkthrough. We rearly put our stuff on Facebook or Craigslist due to the number of scams being ran from those pages for Apartments.
We will conduct a move in and move out inspection for every tenant. This inspection involves walking through the house and taking any pictures of damages. The tenants sign this confirming that they agree to what we are seeing. We also offer filter replacement services and Hvac servicing to help keep on eye on the inside of a property. All tenants are required to carry renters insurance for thier belongings.
About 60 days out the tenant will receive a letter asking their intentions on renewing. If they attend on staying we will do a walk through of the property and provide them a lease extension for another year assuming they are in good standings with the company. If they are not going to renew we will schedule a quick walk through to determine any work that will need to be completed after they move. We do this to attempt to limit the vacancy time on your property. Assuming there wont be any work that will take time to handle we will begin marketing the property about 30 days prior to move out to once again try to find a tenant ready to move and get your vacancy time down to a minimal number.
We provide a monthly financial statement showing money in and money out. We will also provide you a 1099 at the end of the year for tax purposes. You can go into your owners portal at anytime to pull these statements if you wanted to know something before a statement is sent out.
